Construction

5 Bedroom Duplex

Arcforms Analytica has entered into a contract for the construction of a 5 Bedroom Duplex spanning two levels, including a Ground floor and a first floor. The construction site is situated in the Sabegeria Community, located within the Kolokuma/Opokuma Local Government Area of Bayelsa State, Nigeria. The land size measures 79.6m X 36m, providing an area of 2844.271 square meters.

Triple Constraint

The triple constraint, comprising time, scope, and cost, forms the foundation of our project objectives. Our primary focus in this endeavor is to ensure the timely completion of the construction within the specified nine-month timeframe outlined in the contract. To achieve this, we have developed a detailed project timeline, allocating specific project phases to different months.

The 2nd focus of this project was to achieve the target within the allocated budget. In order to ensure cost control, we conducted thorough estimations for the different materials required, enabling us to stay within the given budgetary constraints.

Moving on to the 3rd important factor, scope identification played a crucial role in this project. The scope of our undertaking was to construct a 5 Bedroom Duplex on two levels: the Ground floor and the first floor, all within the specified time and budget. The scope statement outlines the project requirements and serves as a reference for our team.

The Challenge

One of the significant challenges faced during the construction of the 5 Bedroom Duplex at Sabegeria was the issue of flooding. The location of the site in Sabegeria, Bayelsa State, Nigeria, exposed it to the risk of frequent flooding due to its proximity to water bodies and the region’s geographical characteristics. This posed a considerable obstacle to the successful completion and functioning of the duplex

The Solution

1. Site Preparation: Adequate site preparation was carried out, including proper grading, drainage planning, and the use of appropriate construction materials that are resistant to water damage.

. Flood Resistant Design:

  • The architectural and engineering team incorporated flood-resistant design elements into the construction plans.
  • The elevation of the duplex was carefully considered to minimize the risk of floodwater entry into the structure.
  • The design included features such as raised foundations, flood-proof doors and windows, and proper sealing of openings to prevent water infiltration.
  • Adequate waterproofing measures were implemented for basements and lower levels, if applicable.
  1. Drainage and Water Management:
  • A comprehensive drainage system was installed, including proper stormwater management, gutters, downspouts, and drainage pipes to redirect water away from the duplex.
  • Swales and retention ponds were incorporated into the site design to help manage excess water during heavy rainfall events.

  • The duplex was able to withstand moderate flooding events without significant structural damage.

  • The drainage system and water management measures effectively diverted and controlled water flow during rainfall and flood events.
  • Proper grading and landscaping prevented water pooling around the duplex and reduced the risk of water infiltration.

  • The flood-resistant design measures provided a safer living environment for the occupants, protecting them from potential hazards associated with flooding.
